Current Policies

Cancellation or Date Changes: Deposits are fully refundable only if the reservation is changed or cancelled more than forty-five days prior to arrival date (sixty days for reservations longer than two weeks or those that involve both Lone Pine and Crow’s Nest Cottages). Deposits for reservations cancelled or changed less than forty-five days prior to arrival date may be refundable, less a $50 cancellation fee, only if I am able to rebook the cottage. Trip insurance is recommended.

Substitution of Accommodations: Rarely through unforeseen circumstances a cottage may have to be substituted. If possible, guests are consulted prior to arrival. Every attempt will be made to find lodging locally. A full refund for the vacation days originally booked and not available will be made.

Reservation Deposits: At the time of reservation, a deposit of 50% of the total reservation including Maine tax (9%) and $200 refundable security deposit is required. The remaining balance is due one month before arrival. I partner with a local hospitality business that will handle deposits, payments, and refunds. That information will be provided with my quote.

Security Deposits: The $200 refundable security deposit will be returned two weeks after departure unless there is damage, the cottage is left in poor condition or there was an unauthorized late checkout. Wash your dishes and remove clean recyclables and trash before you depart.

Hide-a-beds and Highchairs: There is a supplemental fee of $15/person/day for an extra guest (over the age of 7) who sleeps on the hide-a-bed sofa in the living room. We do not have roll-away beds. For your safety, cottage maximum occupancies apply. Due to the risk of bedbugs, no sleeping bags or personal inflatable mattresses are allowed. Let me know if you would like a highchair. We also have a Pack 'n Play for infants.

Check-in Time: Check-in time is any time after 4 p.m. Check-in will be at the cottage itself. Requests for early check-ins must be approved in advance. If you plan to arrive after dark, we’ll leave the lights on for your arrival.

Check-out Time: Checkout time is any time prior to 10 a.m. Requests for late checkout must be approved in advance. Restrictions apply. Unauthorized late check-outs will be subject to a $100 late fee plus tax which will be deducted from security deposit.

Smoking Policy: I do not permit smoking of any kind inside your cottage. Ashtrays are provided on the porch for smoker's use. For fire safety reasons, all smoking materials MUST be extinguished in designated receptacles and not on the grounds or trails. Any evidence of smoking found in the cottage will result in a $500 cleaning charge.

Dogs and cats: Dogs and cats are not allowed in the cottage or on the Ocean Swimming Beach.

For Your Arrival: The cottage will be clean. There will be fresh linens and pillows on the beds (extras in the closets), fresh bath, kitchen and beach towels, dish soap, hand and body soap, shampoo, kitchen sponge, cleaning supplies, tissues, toilet paper, paper towels, and sundries like aluminum foil, plastic wrap, and trash bags. While there will be plenty of clean towels and sheets in the cottage, extra clean linens are available upon request.

Please Note: Housekeeping and trash removal is self-serve throughout the season. There is a dumpster for disposing trash and a bin for bagged clean recyclable bottles and cans.

Kitchen Facilities: Crow’s Nest Cottage has a full kitchen in which to fix meals. There is a refrigerator, sink, counter, automatic coffee maker, electric tea pot, toaster, gas oven with stove top burners, and microwave oven. It’s complete with a large assortment of utensils, dishes, pots, and pans.

Laundry: There is a washer and drier, laundry detergent, softener sheets and drier balls for small loads of laundry.

WiFi in Crow’s Nest Cottage: The fiber internet is good. You will be able to join zoom meetings, stream video to your phone or laptop, and do most things you can do in a larger city internet system.

Phone Service: There can be spotty cell phone service in this area depending upon your carrier. My carrier is AT&T and I also have an AT&T hotspot that works well. The cottage has free land line phone service, or you can use Wi-Fi calling when you are in the cottage.

Ocean Swimming Beach: The Ocean Swimming Beach is a "glass free", "alcohol free", "smoke free", and "pet free" zone. Thank you. Fires are not allowed on the beaches (or grounds) at any time.

Quiet Hours: Between the hours of 10:00 PM and 7:00 AM I ask that you respect the peace and quiet of the days and evenings on this gentle coast of Maine.

  • Hiking Trails to Lookout Rock: Maine Coast Heritage Trust now owns 17 acres of what was once my Lookout Rock Property and Trail. Portions of the existing Blue Dot Trail that winds up through the old quarry have been incorporated beautifully. MCHT has also blazed an additional trail section leading from the new parking lot accessed directly from Herrick Road. It is a wonderful hike (about 25 minutes up) of moderate difficulty that leads to the top of Lookout Rock about 250’ above sea level. It’s a must-see vantage point.
  • The Public Beach at nearby Walker Pond: This is a fresh water public access swimming beach with float, dock and boat launching facility on the Eastern side of Walker Pond. It is easily accessible by car (off Route 15 via the Cooper Farm Road through the Blue Hill Heritage Trust Land). It has picnic tables and rest facilities. The Pond is lake sized, is stocked with fish and with a fishing license a good place to try your luck.
  • The Ocean Dock on the Oakland House property: The dock is privately owned and is not available for my guest’s use.

Kayaks, Canoes, and Boat Launching:
  • Walker Pond Landing: On the nearby lake (Walker Pond) launching facilities are available at the Brooksville-Sedgwick Public Landing (accessed from the gravel road near the top of nearby Caterpillar Hill). It's a great facility that enables you to put in a "clean" kayak, canoe, or small powerboat. We do NOT advocate the use of jet skis on Walker Pond, nor do our neighbors. As the lake is free of invasive plants your boat MUST BE clean of contaminates from other lakes. There is an onsite inspector.
  • Ocean Swimming Beach: The access to the Ocean Swimming Beach is down a set of stairs accessed by the trail through the wooded area south of Hannah’s Way. You may take a kayak down the stairs, but you will not be able to store it there. There is a parking spot on Hannah’s Way to leave your car while you are kayaking. The tides rise and fall 12 - 15 feet twice a day.
  • Launching Facilities for Larger Boats: Launching site are available locally available at Bucks Harbor Public Landing and in nearby towns.

Alcoholic Beverages: The consumption of alcoholic beverages in your cottage is your prerogative; however, it is not allowed in public areas, the beach, woods, trails, and grounds.

Barbecue Grills and Bonfires: I do not allow the use of charcoal grills or hibachis for fire safety reasons. Portable propane grills may be used with proper safety precautions on decks or patios with permission in advance. Bonfires are not allowed.

Grounds & Trails: This is a pastoral community with quiet pursuits the norm. We subscribe to the "Leave No Trace" philosophy. Leave the rocks, plants, and creatures. Take out only what you came in with.
